Underpinning in Yorkshire

Underpinning across Yorkshire.

What underpinning involves

Underpinning deepens or widens a building's foundations so they reach ground that will not shrink, swell or wash away. It is the heaviest form of subsidence repair and is usually reserved for cases where the cause cannot be removed or movement carries on after it has been.

It suits houses on deep clay with large trees that must stay, homes with very shallow footings, and properties where monitoring shows continuing movement. Share what you have found and a specialist will advise whether underpinning is needed, with a free quote for the work.

Could this match your property?

  • Monitoring shows cracks still widening after the cause was tackled
  • A protected or neighbouring tree cannot be removed
  • Footings found in a trial pit sit very close to the surface
  • Repeated crack repairs have reopened over several years
  • One section of the house has dropped noticeably
  • An engineer's report recommends deeper foundations

Ask a specialist

How underpinning works with us

  1. Engineer's design

A structural engineer specifies the depth, layout and method based on soil tests and the trial pit findings.

  2. Party wall

Notices are served on neighbours where the excavation is close to or beneath a shared wall.

  3. Bay sequence

Short sections under the wall are excavated, concreted and packed in a planned order so the wall stays supported.

  4. Sign-off

Building control inspects the work and approves it once the final bays are complete.

Why homeowners enquire across Yorkshire

  • Price set down on paper. The specialist firm writes up its free quote before anything starts on site.
  • The cause, recorded. The specialist firm explains in writing what moved the ground and why.
  • Specialists who know the ground. Specialists working across Yorkshire regularly meet shrinkable clay, mining ground and old terraces.
  • No chasing afterwards. Read the figures, take your time, and only proceed if you choose to.

What's included

  • Trial pits and soil assessment
  • Structural engineer's drawings
  • Excavation and concrete to the new depth
  • Packing between the new and existing foundation
  • Backfill, spoil removal and crack repair above
  • Building control approval paperwork

Most underpinning schemes usually take between three and eight weeks of site work, depending on how many walls are treated and how deep the new foundations need to go.

Planning for underpinning

Part of the house or all of it

Most jobs treat only the walls that are moving, such as a rear corner or a bay. Full house schemes are less common and are generally used where movement affects every elevation.

Beam and base

Alongside traditional concrete bays, some designs use a reinforced beam carried on deeper concrete bases. This can suit deeper soft ground with fewer excavations.

Paperwork you will need later

Insurers and buyers usually ask whether a home has ever been underpinned. The engineer's design, building control sign-off and any certificate from the specialist are worth keeping safe.

Questions we hear often

Deciding between options? Compare our services

How do I know if my house needs underpinning?

It is usually recommended only after the cause has been investigated and the ground keeps moving, or where the cause cannot be removed. The specialist bases the advice on trial pits, monitoring and the crack pattern.

Will underpinning affect selling my house?

You will need to declare it. Many buyers accept it, particularly with full records and building control approval, and some insurers view a well documented scheme favourably.

Does underpinning need the neighbours' agreement?

If the work is near or under a shared wall, party wall notices are normally required. The specialist can explain what applies to your property.
