I have sent the form about cracks in my house. Who picks it up?

Yorkshire Subsidence Experts passes your details to a specialist subsidence firm covering your area. That firm contacts you directly to ask about the cracks, the age and build of the property, and what you would like looked at, whether that is crack monitoring, a subsidence survey or a repair such as underpinning. Any quote comes from that firm and is free.

How quickly will the specialist firm get back to me?

No reply time is promised, because it depends on how busy the specialist firm is. If a crack is widening week by week, doors or windows have started jamming, or you have a sale or insurance deadline, mark the enquiry as urgent and say why so it is read with that in mind.

What is the quickest way to ask about subsidence repair?

Fill in the enquiry form on this site. Give the property address, a phone number you will answer and a short description of what worries you, for example diagonal cracks above a door frame, a gap between an extension and the main house, or a floor that has started to slope.

Does filling in the form tie me to any work?

No. An enquiry commits you to nothing at all. You can talk to the specialist firm, look at its free quote and then decide whether to go ahead, take time to think, or leave it there.

What details help the specialist judge whether it might be subsidence?

Clear photos of each crack, ideally with a coin or tape measure beside it for scale, are a good start. Note roughly when you first spotted the cracks, whether they open up in dry summers, and anything nearby that has changed, such as a tree planted close to the house, a leaking drain or recent building work next door.

I am not sure the cracks mean anything. Is it still worth asking?

Yes. Plenty of small cracks come from plaster shrinkage or normal settlement, and some point to movement in the ground. Describe what you have seen and the specialist firm can advise whether a survey is needed. Buyers with a surveyor's report flagging movement, and landlords responding to a tenant's concern, can enquire in the same way.

Which parts of the country can I enquire from?

Can I spread the cost of underpinning or other repairs?

If you ask about paying over time, you may be referred to a finance broker, which is a separate company from Yorkshire Subsidence Experts. The broker alone decides on any application you make, and acceptance is not certain, so plan as though it may be declined. Yorkshire Subsidence Experts may receive a commission from the broker if you are referred.
