PossibleThe combination of signs is worth a proper look. A specialist assessment will confirm whether anything structural is happening.
Worth investigatingThe signs point to possible ground movement. Book an assessment soon: early investigation keeps any repair smaller and cheaper.
  • Seasonal movement: Cracks that open and close with the weather, often around windows, are usually harmless thermal movement.
  • Plaster shrinkage: Fine, shallow crazing in plaster or render is normally drying shrinkage, not structural.
  • Old settlement: A house that settled years ago and has been stable since is not showing active movement.
